This is where we covert the space in your loft without altering the planes of your roof. In effect, the only exterior changes are the addition of Velux windows incorporated into the structure. In the case of conservation areas, we will use special Velux windows to satisfy local authority requirements. These types of lofts do typically cost around 10% less than having a rear dormer extension but normally offer less internal space. However, if you have a particularly high and large internal loft structure, a dormer extension to the roof may be an unnecessary expense and an eaves conversion all the loft you need.

This is the most common kind of loft conversion, with the rear or (in modern build houses) side aspect of the roof extended to form a ‘dormer’ structure. This will increase the available area at which you will be able to stand within your new loft. A wide variety of window styles and materials are usually available to be fitted or, if you prefer, a set of French/Bi-folding Doors can be installed to form what is known as a ‘Juliet Balcony.

Many houses have both a side slope and a rear slope to their roof structures. A ‘Hip-To-Gable’ or a ‘Gable Build’ is a means by which the front roof profile is extended across to the ‘Hip’ of the house, to allow a dormer to then be extended across the full, rear width of the property. These are naturally not required for terraced properties or those larger houses in which sufficient space and an acceptable stair design can be achieved without converting the hip of the property.

In certain areas, (principally in London) the local authority will insist upon a ‘Mansard’ dormer, which ‘sits’ on brick extensions to the parapet wall(s) and in which the rear ‘face’ has a slight recline. This is due to a consensus within such councils that mansards have less negative visual impact on rooflines. Some of our clients freely elect to incorporate Mansard dormer designs purely because they prefer the aesthetic. They do, however, cost more than traditional dormers.

Permitted development rights do not exist for residents of flats, maisonettes, non-dwelling structures and properties built with limitations imposed upon P.D. entitlement. An additional volume allowance of no more than 40 m3 for terraced properties and 50 m3 for detached and semi-detached. The plane of the existing slopes of any roof elevations facing a public road must usually be maintained. No extension can exceed the highest part of the original roof.

Roof extensions, aside from hip-to-gable structures, must be set back at least 20cm from the original eaves boundaries. Materials must be similar in appearance to that of the rest of the existing house. No roof extension can ‘overhang’ any property walls below. Verandas, balconies or raised platforms cannot typically be added to the new structure. Side-facing windows must use obscured glass.
